Bromley is largely suburban — leafy interwar semis in Beckenham, Bromley South, Hayes and Petts Wood, Edwardian terraces in Penge and Anerley, and post-war ex-LA estates around Mottingham and Downham. The Crystal Palace and Sydenham fringes have stucco-fronted Victorian villas, many converted to flats. Newer flats are concentrated around Bromley town centre.
The interwar semis throughout Bromley typically suffer condensation around original sash windows, behind chimney breasts, and in unheated bedrooms. Period flat conversions in Penge and Anerley have the same extraction/ventilation problems as their inner-London cousins, with the additional issue of often-unrepaired roof valleys and parapet gutters dumping water into upper-floor walls. Crystal Palace's hillside Victorian villas frequently show rising damp on the lower courses of below-pavement basements.
Bromley has comparatively less social housing than inner-London boroughs, but the council, Clarion, Hyde and L&Q all manage significant estates here. Private landlords across Penge, Beckenham and the Crystal Palace triangle are the most active customer base, particularly for pre-let mould remediation.
